Pre-Design
Identify program and project goals, site research, and basic design ideas.
Schematic Design
Develop design ideas and incorporate site, building code, and major systems.
Design Development
Continue to develop the schematic design. Provide basic information about materials, textures, and preliminary budget.
Permit Drawings
Drawings are prepared for submittal to city review boards. Only details required by the municipality are included.

Construction Documents
Incorporate comments from permit review process. Create final drawing set used for construction.
Bidding/Pre-Construction
Assist in obtaining bids from contractors and final contractor selection.
Construction Administration
During construction the architect is available to answer questions and monitor progress of the work.
Substantial Completion
Punchlist items are addressed and the final and completed project is turned over to the owner.
